A new 34-unit rental apartment complex will be going up on Cliffe Avenue at 31st Street.

Courtenay council gave approval Monday night to a small development permit variance to cover roof “overhangs”.

The development consists of two buildings, each being two levels, with the main living areas on the ground floor and bedrooms above.

Apartments vary in size from about 925 sq. ft. to 1,184 sq. ft. Access to all units is through an internal hallway as well as direct outdoor access through a private patio area.

The .55 hectare property is presently vacant land and is surrounded by a mix of multi-residential, commercial, light industrial and linear park space.

Ian Buck, director of development services, reported to council that the development permit variances involved “overhangs” on patios and decks. The building itself isn’t encroaching on the required setbacks, and the overhangs won’t affect any adjacent properties.

He said the overhangs add to the architectural design of the complex.

And “there’s no intent to remove the vegetation that’s there” on the adjacent city-owned walkway.

The building design includes sloped roofs, covered entry ways, gables, recessed entries and roof projections along with use of exterior materials in a variety of colours and textures to help break up the volume of the building and to define individual dwelling units.

The landscaping will include the retention of the street trees in the boulevard along Cliffe Avenue and planting new street trees along 31st St.
